Jeff, Twitter, like many of the other social media sites out there is just one additional way for people to connect.  The more you're out there, the more likely it is for somebody to find you.  Thanks for sharing your overheard conversation.

Ricardo, Greg, Brian, Gita, Dez, Jeremy and Monika... This aint rocket science. But you have to stop treating everything online like an advertising medium. To be successful with social networking, you need a real desire to get to know people as people, not leads.

Georgina... it's not for everyone. My only point here is that just about any social network that has any vibrancy can bring you into relationships that could create business opportunities. Just as not everyone wants to be a cub scout leader or part of toastmasters, not every online social network is going to be for eveyone. You have to find what fits for you personally.

Surprisingly I've gotten a few DMs from my weekly stat updates about the Las Vegas market. Twitter has helped me connect with a lot of tech-savvy Las Vegans that I probably would not have met using conventional marketing methods -- and many times the initial tweet has nothing to do with real estate.

Jeff, Twitter just doesn't get any respect does it?  It does have the potential for generating business through the relationships that develop, but since real estate is local, it is the Twitter meet ups that are more likely to generate business than online Twittering.  I was skeptical about Twitter at first, but it does create a different type of relationship than discussion forums or blogs.  It feels much more like real conversation in real time.

Gail... meeting people, face-to-face, is the ultimate objective of all of these efforts. The meetups are where the rubber meets the road. Twitter seems to foster that and it feels more like "real" conversation to me as well.

Twitter can be a very useful network and promotion tool. It also does a nice job of referring website traffic as well.

Social networking is just another avenue to obtain those "RELATIONSHIPS". They do work and will get you business if you know how to work them right.

Twitter is a great tool to get out there and connect with locals and other RE Industry folks!

I've not had a negative thing to say about it...  Ok... finding an overwhelming need to tweet certain things that happen.... :)

(Not breaking my personal confidentiality policy)..... I've had a tweet meetup with some now clients as well!  I praise Twitter for the connection!

I use Twitter ALL the time. Unfortunately, I use my play account 99% of the time  o.O  And no, it won't get me any business because it's not under my real name. I have too many online friends that I met on random forums. You can't exactly trust everyone.

Anything that you do consistently we almost get you business, but it is the time spent relationship that says it all. For years my co-owner partner in our REMAX office lead our state in production.

I based it all on niche building and growing it out from there. Knowing your internal needs of your business and being knowledgeable and getting the sales done.

Today, a good web site and a balanced combination of marketing is the best for being a leader. If you haven't any business than social market yourself. It just not worth the time spent. I do what I do on activerain for relaxation, believe it or not and it helps SEO.

You need to have automated thing going on to bring you business, if you need to spend a lot of time to create leads, you are dome to mediocrity.

Sorry if I am negitive.

Hi Jeff!  I'm late to this party but, I'd like to say that I couldn't agree with you more!  Funny but, with the title and coming from you, I thought I needed to read to see if I'm wasting my time on Twitter!! I have made several contacts there--no closings as a result--YET but, I know they're coming.
